Tuolumne County CalGreen requirements have changed as of January 1, 2020.

New residential projects require a 2019 Housing and Community Development (HCD) Calgreen checklist to be submitted along with your permit plans. This is not good news for your project.

This extensive twelve page checklist is full of requirements that do not apply to your project. Unfortunately it takes a CalGreen code specialist to determine which requirements you need to comply with.

Even more troubling is that HCD published the checklist with many boxes already checked, implying that everything checked is applicable to your project. This is NOT the case! The official checklist includes Tier 1 and 2 requirements that are not enforced in Tuolumne County.  

In the image below note that some of the requirement section numbers start with an “A”, as in “A4.103.1”. All CalGreen code numbers beginning in “A” apply only to those jurisdictions that have adopted Tier 1 or 2 requirements. Tuolumne County has not adopted the tiers, so you do not need to comply with these items.

In addition to the Tier requirements there are many other items on this checklist that may not be required for your project. It is important to understand that the checklist is not just a paper-exercise. Everything “checked” costs you, or your client, money. 

The CalGreen Checklist is a Commitment

The checklist is a commitment that is being made with the Tuolumne County building department. Each item checked becomes an obligation that the project must include. Failure to install any item on the list is cause for the building inspector to deny an occupancy permit. This can cause a costly delay for the home owner or building owner.

The HCD CalGreen checklist is not self-explanatory. It takes an in-depth knowledge of the California Green Building Standards Code to interpret your project’s requirements. It is in your best interest to hire a CalGreen specialist who can ensure the minimum requirements are met.

CalGreen Inspector

CalGreen and the Tuolumne County Building Division

The Tuolumne County Building and Safety division is the agency that regulates the CalGreen Code requirements. The regulations also apply to Accessory Dwelling Units (ADU’s).

If you are building an ADU in Tuolumne County there are different rules that apply. Give us a call and we will explain these, even if you don’t hire us. We are happy to help!

We will work directly with the building department to resolve any issues that may arise on your CalGreen submittal.

In order to avoid delays in your permit approval it can be important to have a CalGreen specialist supporting your project. We will work with you or your architect to ensure the CalGreen submittal is properly coordinated and documented.
